This This episode is gonna be a little bit different than the typical interview episode that we do. In this episode, I'm going to go through the offerings that Labrador Lending has for our clients and the ways that we add value to you. You can think of this as helping you overcome financial adversity and getting to financial abundance. I'm gonna run through seven things that we offer at Labrador Lending to help you reach your financial goals. First off, the Integrity Income Fund. This fund is an opportunity for accredited investors. If you're not sure what that is, Google it. And it's an opportunity for those accredited investors who are looking to put their money to work. So we've been operating the Integrity Income Fund, which is a mortgage note fund, for two and a half years now, and we have not not missed a single distribution, a single monthly payment. The fund offers a targeted preferred return of ten percent for investors who put in one hundred thousand dollars or more, and they targeted eight percent annually, for those who put in between twenty five thousand and one hundred thousand. And what the fund does is we go out and purchase primarily first lien mortgage notes, sometimes second lien mortgage notes, sometimes we do lending deals on land. But, primarily, these are mortgage notes, on owner occupied properties often in the Midwest and Southeast, reliable, real estate markets, markets that don't tend to crash or have a ton of upside. And this fund offers monthly payments, cash flow. It's an income fund. It's not a growth fund. If you have more money than you have time or energy and you do not necessarily want to learn to be a mortgage note investor or an active real estate entrepreneur, this fund may be a great fit for you. Again, track record is there. We've been operating this for two and a half years without a single missed distribution, and it's a little bit of a boring fund, to be honest with you. It's not an upside play. There's not a lot of spec speculation, but, it can deliver consistent monthly payments for accredited investors. Next up, number two, the note investing mentorship program through Labrador Lending. So Shante Duffy and I have teamed up. She is a she's we she's been on prior episodes of our podcast. She has a ton of loan servicing experience as well as note fund management experience. She and I meet with newer note investors and some more experienced investors and help them scale their business. So this is for the active note investor who wants to learn how to be a better note investor, how to scale your business. We often build start with by building your buy box, you know, what what notes are you looking for. For example, what assets are you looking for, and that that can vary greatly across investors. And and another thing we often do is is build and refine your due diligence, checklist or process, and then look at ways to scale your business. Oftentimes, the limiting factor is access to capital. So at some point, you may decide to wanna go out and get access to additional capital, other people's money, whether that's in the form of joint ventures, selling partials, creating a note fund, etcetera. These are things that we have experience in and can help you really, cut down that timeline and help with learning curve to get your active business to the next level. Scaling a note business really comes down to there are three main factors. One is access to capital that I already mentioned. The second is access to deal flow or notes, and that's something we can help with as well. We have access to deals. And then the third, leg of the stool, so to speak, is asset management and money management. So management of the aforementioned capital and management of the aforementioned deals or notes. And that's where we really thrive, I believe, is we're very good at managing our portfolio of assets that we that we own. So inevitably, though, it's one of those three or more than one of those three that is holding you back in scaling your business. And we can address we can lean in and figure out which one is the the main limiting factor and how do we how do we solve that problem. And, I mean, I just can't help but be inspired by, you know, reading and hearing from from, people like that. In the ebook, we go through the the differences between performing and nonperforming notes. We go through specific case studies that are real case studies from, deals that we've done. We talk about how you can help borrowers who are have gone through hard times, how exiting through the borrower and doing a modification or something similar can often be a win win win scenario. And finally, the seventh thing I'm gonna list here that we offer, and we're gonna have more things coming down the pike. Some we're we're work working on some other partnerships, etcetera. So, for example, in the future, we likely will have a really cool, nonperforming note calculator that we're we have access to. So stick around for that. But the seventh and final opportunity or service that we offer right now through Labrador Lending is an a passive investment opportunity for both accredited or non accredited investors. So the group that we so we serve active mortgage note investors who may be, you know, accredited or not accredited, and that's primarily through our our mortgage note mentorship program. We also serve the passive accredited investor through our integrity income fund. So the the problem is that left out a large group of people who are not accredited, and they still wanna be passive. They don't have the time, or energy to learn to be a mortgage note investor. They don't want to manage a portfolio. They really just wanna put their money to work just like accredited investors are able to do, but they are not yet accredited. And so what we've done to solve that problem is we've partnered with a very experienced investor who offers a co lending program. And right now, the returns are a targeted twelve percent annualized return. We personally I I have invested in this type of structure with with this person who's a very experienced investor, and I've I have nothing but a positive feedback, and every deal we've done has been very good. These are short term, land lending deals, and so the the lending the co the co lending deal, the loan itself is actually secured by land. And the average loan to value is approximately forty percent. So, you know, land notes have pros and cons, as compared to maybe owner occupied notes. Some sometimes the land itself can be harder to comp, harder to value than, you know, say, a row home in Baltimore where there's a hundred other row homes in the neighborhood. But one of the ways that our affiliate mitigates the risk associated with lack of accuracy, in valuing the land is that they don't lend more than forty often forty or fifty percent of the value of the land. So say that the land is valued at a hundred k, this land note, that is originated would be, on average, forty k. So as a passive investor, you can co lend on these land deals that, have an average loan term of four months. Sometimes they're a little bit longer. And oftentimes, you you're getting a a a payoff very quickly, with a targeted twelve percent annualized return for you, the passive investor. And, again, this is a co lending deal with land as your collateral. So, those are seven things that we offer through Labrador Lending.
